Holmsdale Terms and Conditions.
The Holmsdale is a CHILD FREE ZONE. Young adults of 12 years or over are accepted.
(a) Confirmation of a booking by the Client is deemed acceptance of these terms.
In these terms of business, the expression 'Accommodation' means the Accommodation operated by the Accommodation defined in the Client's confirmation -and 'Client' means the person, firm or company making a booking or staying at the Accommodation. These terms apply to all bookings except to the extent where specific terms apply for a particular booking.
(b) All persons using the premises do so entirely at their own risk and no responsibility will be accepted by Holmsdale Hotel for loss or damage to vehicles or other effects or equipment however caused.
(c) No refunds can be made for early departure.
(d)Clients are responsible for any damage caused to the allocated rooms, furnishings, utensils and equipment in them by any act, omission, default or neglect of the Clients, their guests or sub-contractors and will pay to the Accommodation on demand the amount required to make good or remedy any such damage. Loss or damage, for which any occupier of the accommodation may be responsible, will be paid for in full before departure.
(e) The first named person is responsible for the booking and should be over 18 years old.
(f) Noise should be kept to a minimum after 10.30pm. The Accommodation reserves the right to judge acceptable levels of noise or behaviour of Clients, guests or representatives, who must take all steps for corrective action as requested by the Accommodation. In the event of failure to comply with management requests, the Accommodation may terminate the booking or stop any event immediately without being liable for any refund or compensation.
(g) Arrival and departure. Bedrooms are available as indicated. Our check in is from 13:00 to 19:00. Check out is at 10:30. Times outside of those specified but must be confirmed with the Accommodation prior to arrival.
(h) All published rates include VAT where applicable (and local taxes) at the current rate. Accommodation rates published on our tariff and web site are specified as per person or per room per night, breakfast included. Rates for on line bookings may vary from our published tariff and are per room per night. Availability and costs will be shown on line during the booking process.
In the rare case that the Accommodation cannot accept booking guests will be offered a full refund. In the case of an act of God (strike, war, etc), the Accommodation will do its utmost to find an alternative accommodation in another accommodation but will not be held responsible if this is not possible.
(j) Bookings may be accepted on-line up to 10:30 (GMT) 24 hours prior to the day of arrival.
(k) Car parking
The Accommodation does not accept responsibility for damage to, or for theft from, or for theft of vehicles parked on Accommodation premises.
Clients are recommended to have insurance to cover cancellation, curtailment, and loss of baggage, personal effects and money.
(m) Children under the age of 12 years are not accepted by this accommodation. Children under the age of 16 years must be accompanied by a responsible adult to ensure that the children's behaviour is appropriate for other guests within the Accommodation.
(n)Dogs and other pets
Pets are not accepted at the accommodation. In the instance when a guest arrives with a pet, the accommodation reserves the right to terminate the booking without being liable for any refund or compensation.
From 1st July 2007 in line with current legislation, smoking is prohibited in all the rooms. The Accommodation reserves the right to terminate the booking in the event of failure or suspicion of failure to comply with this request without being liable for any refund or compensation.
It is the policy of the Accommodation not to discriminate on the grounds of race, colour, nationality, creed, sex, marital status, age, ethnic origin or disability. Clients, their employees, guests and all sub-contractors engaged by or on behalf of the Client are expected to adhere to this policy and the Accommodation may, without incurring any liability to the Client, remove from the Accommodation any person or persons offending against this policy.
(q) External purchases
No wines, spirits, beers or food may be brought into the Accommodation or Accommodation grounds by Clients, their guests or representatives for consumption or sale on the premises without the express written consent of the Accommodation and for which a charge may be made by the Accommodation.
(r)All information concerning the Accommodation, including but not limited to descriptions, availability and pricing has been provided and is controlled by the accommodation.
The Accommodation is subject to statutory controls, including those relating to fire, licensing, entertainment, health, hygiene and safety. These must be strictly observed by Clients, their guests and representatives.
Other than for death or personal injury caused by the negligence of the Accommodation, the Accommodation's liability to the Client is limited to the price of the booking.
Unless the Accommodation is liable under the above clause, the Client indemnifies the Accommodation from and against any and all liability and any claims, proceedings or damages resulting or arising from the booking, event or function, the Client, guests or any outside contractors of the Client.
The Accommodation will not be liable for failure to perform to the extent that the failure is caused by any factor beyond its reasonable control.
The information provided by the Client may be processed by the accommodation for the purposes it has notified to the Information Commissioner. By confirming the booking, the Client consents to this processing of the information

Any suggestions or recommendations you have to improve the service we offer will be appreciated and implemented where possible
A 'booking' means any order for our products or services on this site that is accepted by us.
Acceptance will be made by us (and a contract concluded) when we have received a deposit or full payment from you.
There is no agent involved in this booking process, the contract is concluded between you as the Customer and us as the Business.
Refunds & Cancellations
In the event of cancellation for any reason the deposit paid is non- refundable. Subject to the accommodation being re-let, no further charge is made. In the event that the accommodation cannot be re-let, then a charge equal to the total account less an allowance for food and service is payable within 10 days.
To make a cancellation, you will be required to call us on +44(0) 1253 621008. Please ensure you have your credit / debit card details handy in order that we can arrange for the refund (where applicable) to be made.
For off line bookings made directly with the hotel a deposit will be required to secure the booking or credit/debit card details provided to secure the booking.The hotel has the right to pre-authorise the card. This can be for up to the full amount of the booking and can take place up to 48 hours prior to the date of arrival. The balance will be due on arrival. For all bookings made on line a deposit equal to the 1st nights stay is required at the time of booking.
Queries and Complaints
The hotel is proud of the standard of accommodation and service offered to all guests. In the unlikely event that you should have cause for concern during your stay, please bring the matter to the attention of the proprietor. Every effort can then be made to meet you requirements or resolve problems. It is considered unreasonable to raise concerns after your departure should the hotel not first have been given the opportunity to attend to these matters during your stay.
